Is this really free?
It's free for the first 20 listing agents — no credit card. We're capping it at 20 because we want to read every cheat sheet with the agent who ordered it, learn what's actually useful, and get blunt feedback before we charge anyone. After that we'll figure out pricing with the people who used it.
Who built this?
A condo owner who's working with a real estate agent to sell his unit and kept getting asked for the HOA documents — by his own agent, by buyer agents, by everyone. He built the cheat sheet so the answers are in one place, then opened it up to listing agents who run into the same ask on every condo deal.
How fast do I get the cheat sheet?
3–5 business days. Our pipeline handles the extraction and a human reviewer verifies every cheat sheet before we send it. We're not pretending it's instant — the verification step is what makes it something you'd attach your name to.
Can I co-brand it with my name and brokerage?
Yes. Reply to the delivery email with your name, brokerage, license number, and a logo or headshot, and we'll re-render it co-branded. Standard format meets MLS attachment guidelines in most markets — confirm with your broker if unsure.
What happens to the HOA pack and my email?
The PDF is used to generate your cheat sheet and nothing else — we don't sell it, share it with other agents or brokers, post it anywhere public, or use it to train models. Your email is used to deliver the cheat sheet and one short follow-up; you can email us to delete either at any time.
What if the HOA pack is messy or scanned?
We try our best. If the PDF is scanned, we OCR it. If something is missing or unreadable, we tell you in the delivery email so you can chase the management company before a buyer agent does.
Is the cheat sheet a legal disclosure?
No. It's a marketing summary. It does not replace the seller's disclosure, the buyer's attorney review, or independent due diligence — and it says so on the footer. That's deliberate, and it's what your E&O carrier wants to see.
What about co-ops?
Co-ops have a different doc set (board package, financials, board interview prep). We're working on a co-op-specific version — tell us if that's most of your book.
